Why Are Buyers Disappearing From the US Housing Market?

US home sellers outnumbered buyers by a record 57.9% in August. This is because 7% mortgage rates pushed buyers out. Meanwhile, more families are missing loan payments, and a top mortgage lender hit a record low.

A buyer’s market usually signals relief for house hunters. This time, however, shrinking demand reflects stretched household budgets rather than cheaper homes.

Why Are Buyers Disappearing From the US Housing Market?

Redfin estimates that about 1.53 million sellers were active in August, the most since early 2020.

Buyers, in contrast, fell to roughly 972,300. That is the lowest count in data going back to 2013.

The reversal is stark. In early 2022, at the height of pandemic-era bidding wars, buyers outnumbered sellers by around 35%.

Rising borrowing costs explain much of the retreat. The average 30-year fixed mortgage rate reached 7.28% on Oct. 1, its highest level since November 2023.

Sellers are adjusting. Redfin data show 21.1% of listings had a price cut in the four weeks to Sept. 20, a seasonal high since tracking began in 2022.

Are American Households Running Out of Room?

The weakness extends beyond home sales. Roughly 20% of US families were late on a loan or mortgage payment within the past year.

The figure comes from the Federal Reserve’s 2025 Survey of Consumer Finances (SCF), a triennial household survey released on Oct. 9.

That share stood at just 12% in 2022. Only the 2007 survey, taken before the Global Financial Crisis, recorded a higher reading at 21%.

Serious delinquencies also climbed. About 8% of families fell 60 or more days behind, matching the post-crisis peak of 2010.

Debt burdens are heavier, too. According to the Fed, 8.6% of families now spend over 40% of income on debt payments, up from 6.5%.

What Does UWM’s Record Low Signal for Mortgage Lenders?

The strain is also showing in US real estate stocks, and mortgage lenders are no exception. UWM Holdings (UWMC), parent of United Wholesale Mortgage, closed at a record low of $1.08 on Oct. 9.

By dollar volume, UWM was the largest US mortgage lender in 2025, originating $164.3 billion. The figure comes from Home Mortgage Disclosure Act (HMDA) data, the federal loan-level reporting system.

The stock has dropped roughly 82% from its January high of $6.15. It is also on track for a ninth straight monthly loss, its longest losing streak ever.

The slide accelerated in August. UWM reported a $451.9 million second-quarter loss, driven by a $603 million hedging hit.

That hedge was tied to a failed bid for Two Harbors, a mortgage servicing investment firm. UWM then suspended its dividend and lined up as much as $2.05 billion in fresh capital.

Its $400 million rights offering, open until Nov. 12, prices new shares at no less than $2. That is nearly double the current share price.

Last week, Keefe, Bruyette & Woods downgraded the stock and cut its target to $1.50. The same day, UWM scrapped minimum credit scores on Fannie Mae, Freddie Mac, and Ginnie Mae loans.

Taken together, record supply, rising delinquencies, and a weakening lender point to a market where stress compounds. The New York Fed’s third-quarter household debt report, due in early November, will show whether delinquencies are still climbing.
